Short-term Rental Accommodation Fire Safety Standard (STRA)

New rules take effect on 1^st November 2021

The NSW Government has announced a state-wide policy for short-term rental accommodation (STRA) that applies a clear and consistent set of rules while protecting the rights of hosts, guests, and neighbours across NSW. The new rules will apply from 1 November 2021. A delayed commencement gives hosts, councils, and other industry participants time to familiarise themselves with the new policy. Hosts will need to comply with the new rules by 1 November 2021. The new regulatory framework seeks to ensure local communities continue to enjoy the economic benefits of STRA, while managing potential adverse impacts. Who does this apply to: Under the new rules, short-term rental accommodation means: Short-term rental accommodation means a dwelling used by the host to provide accommodation in the dwelling on a commercial basis for a temporary or short-term period. STRA is often facilitated through online booking platforms such as Stayz, Airbnb and Booking.com. Definitions &Requirements Class 1a buildings – A single dwelling being a detached house; or one of a group of attached dwellings being a town house, row house or the like.

Class 2 building – Apartment buildings typically, multi-unit residential buildings where people live above and below each other.

Class 4 part of a building – A sole dwelling or residence within abuilding of a non-residential nature. There can only be one Class 4 part in a building e.g. caretaker’s residents.

Supply of Fire Blankets & Fire Extinguishers East Coast Fire & Safety install and service all fire extinguishers and blankets to AS2444 & AS1851. To meet Australian Standards fire extinguishers and blankets require regular inspection that ensures correct and reliable function in the event of a fire. Evacuation Diagrams East Coast Fire & Safety will design and produce customised evacuation diagrams for your sites to meet regulatory requirements as set out in AS 3745-2010. As part of the process, we will work closely with you to ensure that the diagrams are an accurate representation of your building. Our design service can provide you with the following:

• Compliant diagrams in A4 or A3
• Diagrams will be provided in PDF version
• Printed and framed and securely affixed to the wall available
• Customised Logos and templates
• Validity date of 5 years unless changes to the layout of the building or equipment has occurred.

Smoke & Heat Alarms East Coast Fire & Safety are able to install and service all Heat & Smoke Alarms. The new standard requires the smoke alarms to use scattered light, transmit light or ionized. Smoke and Heat Alarms are also to be interconnecting if there is more than one in the dwelling. Egress Doors As per the new standard the entrance doorway must be capable of being opened from the inside without a key and any modification to the lock must not impair the resistance to the door.
